How Houses Work in Forza Horizon 6
Every house you own in Forza Horizon 6 gives you two things: a garage (customization guide) to show off your cars, and a passive perk that activates the moment you buy the property.

To unlock houses beyond the first two, you need to earn Stamps through the Discover Japan journal. This progression path covers things like finding Mascots around the map, completing Horizon Stories, finishing street races, and other exploration activities. Forza Horizon 6 Houses Explained
Mei's House
This is your starting point. You get it for free as soon as you arrive in Japan, and its Wheeler Dealer perk immediately lets you trade cars at the Autoshow. It is a modest place in Ohtani, but the perk alone makes it worth keeping even after you have upgraded to something nicer.
Tokyo House
This one is the priciest unlockable house in raw Credits terms at 3,000,000 CR, but completely free if you have the VIP Pass that comes with the Premium Edition. The Daily Wheelspin perk is one of the strongest in the game since you get a free spin every day you log in, which adds up fast over a long playthrough. If you have VIP, this is a must-grab immediately.
Minka House
Located in a quiet coastal area on the eastern side of the Ito region, Minka House costs 450,000 CR and rewards you with the Credit Stunts perk. This gives you an extra 10% Credits every time you take part in Horizon Stunt Party events, so if you enjoy doing big jumps and speed traps, this one pays for itself quickly.
Hakusan Mountain Lodge
Up in the snowy Sotoyama region, this lodge costs 635,000 CR and gives you two perks for the price of one. Cool Credits adds 10% more Credits to anything you do in Horizon Life events, while the Additional Garage Slot lets you place one more display car in your garage.
Fuji Unkai House
Sitting in the Shimanoyama region with a view of Mount Fuji, this house is well placed for exploring the central part of the map. At 830,000 CR, the Career Driver perk gives you 10% extra Credits whenever you complete Horizon Jobs. If you are working through the job board regularly, this one earns back its cost faster than you might expect.
Soko 78
Soko 78 is a warehouse-style property near the Tokyo City docks, and its Import/Export perk is arguably the most straightforward money-saver in the game. You get a 5% discount on every car you buy from the Autoshow, which sounds small but adds up significantly when cars can cost millions of Credits. At 980,000 CR, it pays for itself after a handful of high-end purchases.
Vision House
The most expensive house in the game, at 1,500,000 CR, Vision House sits in Ohtani with a great view of Tokyo. You need the Gold Master Explorer Stamp to unlock it, so you will be putting in serious time before this one opens up. The payoff is two perks: Driving With Friends, which boosts your skill score by 10% when doing LINK Skills with others, and an additional Garage Slot to display even more of your collection.
The Estate

At just 10,000 CR, the Estate is one of the cheapest properties in the game, and it is the most unique one too. Located in the Hokubu region to the west of the map, it is the only house you can actually customize from the outside.
When you arrive, you will find excavators and rubble blocking parts of the land, which acts as the game's introduction to its estate builder mode. You can place props, foliage, track pieces, decorations, and more across the space. The more appealing your Estate looks, the more other players visit it, and the more passive Credits you earn from those visits.
